Generally, the first step in any process is the most difficult. According to the Department of Housing & Urban Development (H.U.D) many people simply don’t have enough in the bank for a regular down payment.
Our USA Community Access™ & USA Home Programs allow nearly everyone* regardless of credit, to become a home owner. With either of our programs you actually will be paying on an unrecorded mortgage. You will be paying principal, interest, taxes and insurance. Our interest rates right now are anywhere from 3% to 4% on average for the first 2 years and only increase 1% every 2 years thereafter. At any time you can refinance, purchase, or sell the home. We have a great inventory of brand new homes for you to choose from. Once you find the home you like, all you will need to do is fill out the application and bring in your down payment and you can move into your new home immediately. Best of all, it does not matter what your credit looks like...you are approved!
How are we able to do this, you might be saying?
Well the answer is even simpler. As a nationwide property acquisition firm we are always purchasing real estate at ALL levels in ALL states. So we acquire the properties at such a large discount that we are able to either rehab the properties ourselves or make them available for buyers who in turn fix the property themselves.
After we rehabilitate the property we then in turn create a Rent to Own, Rent Only or Private Mortgage Contract for a potential homebuyer.
Option 1
Rent to Own
We purchase a property and then sign a Rent to Own/Lease Option contract with a potential homebuyer who may or may not put anything down depending on their income*. Their contract may last for a time frame of 12-36 months at which we can help them secure a fix rate 30 year loan from their bank or use
Option 2
Rent Only
NO CREDIT, BAD CREDIT? NO PROBLEM! We purchase properties nationwide and then offer fully renovated homes and apartments in a variety of states. This includes every possible type of property from mobile homes (single/double wides) to luxury mansions on both coasts of the United States. In MOST cases only a security deposit is required to move in.
Option 3
Private Mortgage Creation
As direct buyers of the property we own the property free and clear so we have the legal right to operate as a bank. We review the applicant’s profile and if accepted we will offer the buyer a private mortgage with a fixed rate for 30 years or help them secure financing with bank.
