It is a well known fact that Seller Financing sells properties & businesses fast, especially in cases where properties or prospective Buyers do not conform to traditional lending/mortgage requirements. In a nutshell the Seller offers to hold the mortgage or promissory note (seller financing mortgage or business notes) and receive the monthly payments from the Buyer just as a bank would.
The following method can be applied to selling a property or business fast for cash
STEP 1 - The Seller sets the sale price to the appraised value of the property/business and advertises "Owner Will Finance...No Bank Qualifying!" in your local newspaper

STEP 2 - A pre-qualification process is required for interested buyers. This can be accomplished with a credit check and/or background check. You should also verify any and all employment. Remember if they don’t pay you will.
STEP 3 - Both parties (The Seller and Buyer) agree on the details and terms of the note to be created (we can offer you assistance with this process) and sign a Real Estate or Business Note Purchase Contract
STEP 4 - At closing the Seller is creating a 2nd mortgage and within 90-120 days of the close you can sell and/or assign the mortgage/business note to a company who purchases these types of notes, loans, etc.
STEP 5 - The Seller receives the Buyer's down payment plus the proceeds from the sale of the note (we pay top dollars for 1st mortgages) via escrow.
STEP 6 – You may then sell the note/private mortgage note or loan.
